This development was in the vanguard of the New York City
partnership's effort to build 3-family owner occupiedaffordable house. This unique design was the first four-story 3-family
affordable house built in the United States. This precedent setting
design provides for a 2-br rental unit on the first floor, an owner
occupied 3-4 bedroom duplex on the second and third floors and a
2-br rental unit on the top floor.

This development included the following innovations in NYC affordable housing, a) The use of EIFS on the exterior, b) manufactured wood structural members, c) vinyl tilt-turnwindows, d) scissor stairs and
e) single membrane roofing.

This development contained 15-3 Family homes which were sold in 45 calendar days.
